1/1 The "Client" means the person asking for a reservation.
1/2 The "House" means the house or the studio which is referred to in the reservation.
1/3 The "Company" means SEMIRAMIS A.S.

2/ BOOKING

2/1 Reservation of a House can be made by mail, telefax or email. Upon receipt of the Client's request, the Company confirms availability of a House for the period indicated by the Client.
2/2 Final reservation of a House comes into effect upon confirmation of the reservation by the Company as per Paragraph 2/1 and payment by the Client of a deposit of 50% of the total price.

3/ PRICE-PAYMENT CONDITIONS

3/1 Price of a House includes:

• (1) the use of the House for the period, providing that (i) under occupancy of a House will not generate discounted price and (ii) House occupancy should not exceed the optimum number of occupants indicated in our brochure.
• (2) linen,
• (3) daily cleaning of the House,
• (4) water, gas and electric consumption,
• (5) taxes applicable on January 1 of the current year.

4/ CANCELLATION BY THE COMPANY

4/1 Cancellation by the Company of a Client's reservation for reason of Force Majeure shall be notified to the Client in writing, whereupon the Company shall refund all monies paid by the Client.
4/2 Failure by the Client to pay the full balance of the price of a House shall entitle the Company to cancel the booking as provided in Paragraph 3/2 hereof.

5/ CANCELLATION- ALTERATION BY THE CLIENT

5/1 Cancellation of reservation of a House by the Client shall be notified in writing to the Company and shall submit the Client to the payment of a cancellation charge to the Company depending on the date of receipt, by the Company, of the cancellation notification as follows:

• 57 days or more prior to the date of stay: 70US$ for administrative costs incurred by the Company.
• from 56 to 43 days prior to the date of stay: 50% of the total price
• from 42 to 28 days prior to the date of stay: 60% of the total price
• from 27 to 15 days prior to the date of stay: 80% of the total price
• less than 14 days prior to the date of stay: 100% of the total price

6/ LIABILITY OF THE COMPANY

Attention of Clients staying with young children is specifically drawn to the dangerous aspects of some Houses in as much as they do not fully comply with Western standards in order to safeguard their architectural particularities (terraces and staircases without guard rail...). Also most houses are on two levels and disabled people might feel difficulties. Tenants of the Maisons des Roses are responsable for any incidents or accidents involving the house's swimming pool. The Company shall not be liable in case of accident due to this.

The Company shall not be liable for failure of electricity or shortage of water.

7/ CLAIMS

Any claim by the Client must be notified to the Company in writing upon 30 days of last date of stay in a House.

8/ MISCELLANEOUS

These Booking Conditions constitute a binding contract between the Company and the Client as defined hereinabove.

9/ DISPUTES

This contract shall be governed by the laws of Turkey. Disputes arising out of, or in connection with this contract will be refered exclusively to the Courts of Nevsehir (Turkey) to which both parties hereby submit.
